have you had it appraised?
Our realtor worked with an estimator (appraiser? she called an estimator) and the current list price is within the estimator's price range, but at the higher end to try to recover some of the realtor's fee. Before listing it with a realtor we had it listed for $78,000, which was at the lower end of the range. Again, the current price is negotiable. The estimator gave us a price range, rather than a set value, because it was hard to find comparable properties in the area that have sold recently due to the unusual design and hand crafting, instead of prefab materials (cabinets, etc.).

We bought the house in 2000, and since then we've put about 20K materials into it plus our blood, sweat, and many tears (remodeling is a learning experience!), plus there was likely some appreciation of property in the area since we bought it.

We worked in Lexington and commuted home to the hills. It was worth it for us because house prices are very high there and you get no land in Lex. The closest places around there for decent paying jobs are Lexington, Richmond, Georgetown, and Frankfort (a bit far).

From the "lower yard" (about 60 feet below the house)
It's actually about 30 verticle feet (60 feet or so in distance from the house to the lower yard).

Jamee, you have a beautiful house - I think the price sounds fair. You'd pay 50% more than that for the same amount of house and no land in parts of Cincinnati. Good luck to you with the selling and the moving into your new place!
