This is probably the most strange way I have ever seen someone approach a user group for support. "Hey, I know most of your friends and family are fat slobs and you guys mostly just sit on the internets and bitch at each other all day, but... could I get your commitment to joining my imaginary gym?"

Might want to do some rewiring here.

Bram already has a gym - he is a good guy and competition would hurt both gyms so don't compete against Bram! Stay in Memphis they need you really bad. Lexington would be a bad move for you. You would not like Lexington. Lexington is dangerous you could get - danger-ed.

Competition makes all participants better. Bram is a friend, but there are many who would welcome a full service, leadable gym. Bouldering is so 'what up brah" these days, and as I get older the falls are less thrilling on the knees.

It would still be a bad thing to do - he shouldn't do it. It would be dumb. Support Bram and he will probably make a bigger gym.

If I had the funds and the building, I'd build a bigger full service gym myself. Until then, Bram gets my business.

Absolutely, I would just go ahead and save the money and give Bram the business. Gyms are risky ventures in uncertain times. Really dumb things to invest in. Supporting the local guy who supports you is always the best thing to do.

10,000 sq ft doesn't sound like much.
